Development

From raw lot to certificate of occupancy.

We take projects through every phase in-house — feasibility, acquisition, pre-construction, construction, and delivery — so the plan that gets underwritten is the plan that gets built.

Scope

What we take on

Our core work is infill residential: buying the right property, taking down what’s there, and building something that fits the street and beats the comps. We also manage construction for owners who have the site and the vision but need someone to run the job.

  • Infill teardown and rebuild
  • Ground-up single-family and luxury new construction
  • Small-scale residential land development
  • Owner’s representation and construction management
  • Joint ventures with landowners and capital partners

The phases

How a project moves.

Every project runs the same sequence. What changes is how long each phase takes and where the risk sits.

1

Feasibility

Zoning and setback review, utility and topography checks, a hard-cost estimate, and a comp-driven view of exit value. If the spread isn’t there, this is where we say so.

2

Acquisition & structuring

Contract, diligence period, entity formation, and the construction loan. We structure the deal and the debt before we spend money on drawings.

3

Pre-construction

Design and plan review, permit submittal, trade bids, and a locked budget and schedule. Demolition of the existing structure happens at the end of this phase.

4

Construction

Trade coordination, draw management, inspections, and selections. You get regular updates against the same schedule and budget we’re holding the trades to.

5

Delivery & sale

Punch list, certificate of occupancy, and handover — whether the house goes to a buyer who commissioned it or to the open market.

Greater Nashville

Established neighborhoods where an aging house sits on a lot worth more than the structure on it. Tight setbacks, real design review, and buyers who notice details.
